Tenant Alleges Negligence Against Property Management Company Over Unsafe Conditions

A Massachusetts resident has filed a lawsuit against a Texas-based property management company, alleging negligence that resulted in severe personal injuries. Deborah Brodeur initiated the legal action on October 10, 2025, in the District Court of Harris County, Texas, targeting Jackson Complex LLC and its successor-in-interest, 1218 Jackson Blvd LP.

The case revolves around an incident that occurred on October 24, 2023, when Brodeur was injured at an apartment complex owned by the defendants. According to the petition, Brodeur was residing as a tenant at 1218 Jackson Blvd #16 when she tripped over uneven concrete in the parking lot. This fall caused her to hit a concrete wall, leading to significant injuries. The plaintiff argues that the defendants were negligent in maintaining safe conditions on their premises. As per the complaint, “Defendants owed a duty to exercise ordinary care to keep conditions on the premises reasonably safe for its tenants.” Brodeur accuses the defendants of failing to repair or mark the hazardous area and not providing adequate signage to warn tenants of potential dangers.

Brodeur is seeking compensation for various damages including physical pain and disability from the date of injury until trial, future medical expenses anticipated due to her injuries, mental anguish endured since the accident, and any disfigurement or impairment resulting from her fall. She claims that none of her actions contributed to the accident and is asking for actual damages exceeding $250.60. The petition also states that if any pre-existing condition was aggravated by this incident, it was due to the defendants’ negligence.

The lawsuit demands judgment against Jackson Complex LLC and 1218 Jackson Blvd LP for an amount deemed reasonable by a jury under these circumstances. Additionally, Brodeur seeks pre-judgment interest, post-judgment interest, court costs, and any other relief deemed appropriate by the court.
